Some places you check into. This one you are welcomed into. The owner met us himself when we arrived, walked us through the estate, and explained how it works — and it works differently from any villa rental we have stayed in.
Geolivia is a twin villa estate above Gournes, a few minutes from Heraklion. Two identical houses, Erotokritos and Aretousa, three levels each, set in a garden of a hundred and forty olive trees with a heated pool between them. The two villas are only ever rented together, to one group. Nobody else is on the property. That single rule is what turns a beautiful house into something closer to a private hotel.
The location is the quiet advantage
Villas that promise privacy are usually far from everything, and you end up driving forty minutes for dinner. Geolivia is the opposite: you are minutes from Heraklion, with the airport, the restaurants, the port and the archaeological sites within easy reach, and yet the estate is entirely closed off. You get the convenience of the city and the seclusion of the countryside at the same time, which is a rarer combination than it sounds.
Two villas, one group, twelve adults
Between the two houses the estate sleeps up to twelve adults and two children — six adults and a child per villa, with the master bedroom on the first level and a further bathroom on the ground floor. It is designed for a family travelling together, a group of friends, or two couples who want space without splitting up across hotels.
Because the whole estate is yours, there is no negotiating over sunbeds, no strangers at breakfast, and no reason to lower your voice.
The pool, and the sound system
The pool is 150 square metres, heated, with double sunbeds set in the water. Around it, the estate has a sound system that is frankly better than most beach clubs we have been to. That matters more than it sounds: you can put music on properly, at the volume you actually want, and there is nobody to disturb. It changes the evenings completely.
The fridge, and the cellar
We arrived to a fridge filled with local produce — not a welcome basket, a full stock of Cretan food. The estate also has a serious cellar of wine and spirits, at your disposal throughout the stay: you open what you want, and it is simply counted and charged at the end. No ordering, no waiting, no minibar prices per bottle from a menu.
The assistant and the private chef
The part that turns the stay into a hotel is the staff. We had an assistant and a personal chef available throughout: they cleaned, cooked breakfast and lunch, and did the shopping. You wake up, breakfast appears on the terrace, and the kitchen is spotless without anyone appearing to have been in it.
One evening we had dinner cooked by the private chef and served outside, and one afternoon we had a massage by the pool. Both were arranged with a single conversation. That is the difference between a villa with a service list and a villa with a team.
What else is on the estate
- A professional tennis court, built to ATP specifications.
- A heated outdoor pool of 150 m² with in-water sunbeds.

- A garden of 140 olive trees, which is also what keeps the estate private.
- Concierge and on-demand services: chef, housekeeping, treatments, arrangements in town.
Who it suits
Geolivia is not the choice for a couple looking for a small romantic hideaway — it is too large, and half of it would sit empty. It is the right choice for a group that wants a house to itself with hotel-grade service: a family reunion, a milestone birthday, a set of friends travelling together, or a shoot that needs a private location with good light and no interruptions.
The verdict
What stayed with us is not the architecture, though the houses are beautiful. It is that everything was already handled: the fridge, the cellar, the meals, the cleaning, the massage, the music. You arrive, and for a week you stop organising anything. In Crete, minutes from Heraklion and entirely on your own, that is a rare thing to be able to buy.
